What we do for you:

  • First and foremost, we represent you. We are not a transaction broker.

  • We will prepare a comparative market analysis (CMA) to assist in pricing your home. This includes –

Checking on homes being offered for sale that will be competing with you for the best buyer available in the current market. (Best buyer=best price!)

Reporting on similarly-priced homes that have been sold in the recent past. (The good news!)

Investigating properties that failed to sell and try to determine why. (The bad news!)

  • We will help you decide the best price at which to thoroughly and aggressively test the market for your home. (Your listing price must challenge the competition, attract attention, and generate activity!)

  • We will help you decide what should be done to prepare your property for the market at minimum cost to you.

  • We will enter your home into the First Multiple Listing Service with multiple photos and detailed descriptive information to attract the attention of agents all over metro-Atlanta who are working with buyers.

  • We will put your home on Realtor.com, the top rated and most visited real estate site on the internet.

  • We will promote your property (with pictures) on our company web site .

  • Your home will be included on the web sites of top agents from other companies through our Broker Reciprocity Program.

  • We will provide you with a professional yard sign and lockbox so other agents can easily show your home. The lockbox electronically records who has shown your property.

  • We will prepare color brochures for the inside of the house with the necessary property information, school information, disclosures, and inspections attached.

  • We will provide a brochure box for the outside of the house and 3 dozen flyers. (We will provide you with a copy-ready master, and you will be responsible for keeping the brochure box stocked and making any additional copies for the outside.)

  • We will show your property to buyers who call from our sign or advertising after we first pre-qualify them.

  • We will promote your property to cooperating brokers and the top sales associates in the market area. (The best buyers tend to be working with Buyer’s Agents.)

  • We will provide you with an activity report once a week.

  • If your home has not gone under contract in 45 days, we will discuss other marketing options with you.

  • We will aggressively close for a commitment when that “best buyer” is located and negotiate strongly on your behalf.

  • We will guide you through the home inspection process and negotiate through the various contingencies. (The inability to effectively negotiate in this area is one of the main reasons that many sales fail to close.)

  • We will keep in touch with the buyer’s lender regarding the loan processing.

  • We will provide assistance throughout the entire complex closing process.
