Our listing or marketing fee is separate from the selling fee offered through the First Multiple Listing Service to agents working with buyers. What Does It Really Cost to Market a Home? Real Estate commissions/fees are not a single entity, such as a “6%, 7%, etc commission.” In reality, there are two major components of the commission paid by a seller of real estate – the listing (marketing) fees and the selling fees. Traditionally, the listing-side fees have been a part of an agreed-upon total commission, with the Listing Broker offering to split the total commission 50/50 with any agent who brings a buyer. Many FSBO’s (For Sale By Owners) offer to pay a commission to an agent bringing a buyer but are reluctant to pay a brokerage to “market” their property because they feel that the additional costs are not justified for the services provided. In most cases, the fees should be questioned. Is the $300,000 house getting enough more “marketing” to justify the additional $5250 than the $150,000 house? (3.5% of $300,000 = $10,500 vs. 3.5% of $150,000 = $5250). The most common reason a seller chooses to be a FSBO is to keep as much equity as possible. To insure a successful closing of the sale, there are certain tasks that must be done, whether the homeowner chooses to go it alone or to hire a professional. You may be able to eliminate the Broker, but you cannot eliminate the things that a Broker does. The Listing Broker’s Job is to Expose Your Home to Qualified Buyers, Represent You from Listing through Closing, and to Get the Best Possible Price and Terms for the Sale of Your Home. Most brokers are able to expose your home through the two most powerful marketing tools available today – the local multiple listing service which allows agents throughout metro Atlanta to access information about your home and Realtor.com, the most visited and comprehensive real estate site on the internet. The traditional brokerages will offer this service with no up-front fees but charge a certain percentage on the back end when your home sells. The Prepaid (or up-front) marketing programs offered by other brokerages generally take a smaller percentage on the back end when your home sells in addition to the up-front fees charged. Why pay any brokerage an up-front fee to market your home – whether it is $399 or more? Many of these brokerages may not actually represent you and state so in their “listing” agreements. When you think about it, there is really no incentive to get the most money and best terms for you since they already have your money up-front! So you are paying a fee to be put into the multiple listing service to attract the attention of agents representing buyers without having anyone represent you! Negotiating with the buyer (or with the buyer’s agent) to insure that the contract protects your interests is probably the one area in which you stand to lose the most if you are not adequately represented on the listing side. Not everyone has the time or the skills necessary to do this part of the job on their own. To insure a successful closing, the entire process (from negotiating a strong and enforceable contract to financing , inspections, and the removal of any contingencies) needs to be closely monitored from beginning to end. The buyer’s agent will be working to get the best price and terms for his/her client. You will have two knowledgeable brokers working on your behalf (not sales associates or “agents” who are not allowed to make marketing decisions or strategic negotiating decisions without approval from their broker).
